How can I know that my money is safe?
We understand your concerns about the safety of your funds. The amount intended for the purchase of the property will be deposited into the current account of the notary, who in the Italian legal system holds the status of Public Official. Consequently, if for any reason the transaction were not to be successful, the notary will arrange for the refund of the funds. The amount for the purchase of the property is evidently the most relevant and is necessarily guaranteed. The amount paid for enrollment in the project (€500.00) remunerates the activity of property search by our Team and is the only non-refundable amount. The amount paid as a deposit upon signing the purchase proposal is guaranteed by law. In fact, Italian civil law imposes the return of the deposit amount in the event the proposal is not accepted. Instead, in the event the proposal is accepted by the seller and, for reasons attributable to the seller, the purchase is not completed, not only is the return of the deposit guaranteed by civil law provisions, but it is also provided that compensation for damages generally commensurate with the deposit itself will be paid. Subsequent amounts necessary for any restructuring of the purchased property will be paid to the restructuring company based on the issuance of Progress Payment Certificates (SAL). This avoids the client being exposed to company defaults

Can I see the documents of the house before making the proposal?
Certainly. The cadastral data of the property, along with the seller's details, will be communicated to you together with the purchase proposal. Additionally, once the purchase proposal is signed, you will have access to all documents related to the property upon simple request.

Can I choose the materials for the house?
No, the renovation will be carried out by the team based on specific standard specifications and projects designed to allow greater marketability of the property and its higher usability for tourist rentals. However, after the purchase of the property, you may decide not to proceed with the renovation using our services and may choose to renovate the property independently. The property will be yours, and to proceed with the renovation and income generation as described in the letter of intent, you will need to sign a different power of attorney that you may decide not to sign.

Delivery times: what assurances do you offer?
From the moment the Procurator receives the first power of attorney signed at the time of purchase of the property, no more than four months will elapse. Similarly, from the moment the procurator receives the second power of attorney until the signing of the first tourist rental contracts, no more than five months will elapse.

Can we proceed with the notary deed without coming to Italy?

What taxes do I have to pay in Italy for renting out the property?
For this type of rental, you can benefit from the so-called "flat tax", which amounts to 21% of the rent. Our company will take care of the related payments on your behalf.
